Why the House exists

A hotel puts you near people. A house puts you among them.

Everything that actually matters in this club has happened in someone's kitchen at one in the morning. Not in a ballroom, not across a conference table, and never with a lanyard on. The House exists because those conversations need somewhere to happen, and because they do not happen on neutral ground.

So we take private residences, we choose who is in them, and we stay long enough for the performance to drop. By the second evening people are talking about the thing they came to talk about. By the third they are solving it together.

What a stay is actually made of

The room is the product.

The villas are beautiful and they are not the point. What you are paying attention to when you arrive is who else walked through the door.

Eight to fourteen people, chosen deliberately

Every stay is cast. We look at who is building what, who is entering which market, who has just sold and who is about to raise, then we put those people under one roof for several days. Nobody is there because they bought a ticket.

Founders, operators, investors and family offices

A typical House holds people running businesses from seven to nine figures, alongside investors and family offices who deploy into them. The mix is the reason the conversations go somewhere.

Long dinners with no agenda on the table

Michelin-level food served at one long table, most nights, with the seating planned. There is no panel, no pitch round and no forced introduction. We simply put the right two people next to each other and leave them to it.

The unstructured hours are the valuable ones

Mornings by the water, afternoons that drift, the walk into town nobody planned. This is where the real exchange happens, and it is the reason a stay runs across days rather than an evening.

Introductions made before you arrive

We ask what you are working on and what you are missing, then we tell you which two people in the house you need to find, and we tell them the same about you. You are not networking. You have already been introduced.

Joey is in the house

The founder hosts personally rather than appearing for a photograph. He knows what everyone in the room is building, and most of the useful connections in this club have come out of him noticing something in a conversation.

Guests you bring, vouched for by you

A two bedroom guest villa sits on the same land, with partner villas nearby for larger gatherings. Bring a partner, a colleague or the person you have been meaning to introduce to this world.

What happens after everyone leaves

Every guest leaves with the contacts of everyone who was there and a note from us on who to follow up with and why. The house ends. The room does not.

And everything else is handled

Airport escort, private driver, daily housekeeping, Starlink, the in house spa, the gyms nearby, the padel court, the laundry and the run of show. All of it is arranged so that none of it is on your mind.

The Houses

Two residences, held for members.

The overseas House gives members a two bedroom guest villa on the same land plus guest rooms in the main villa, with partner villas nearby when a gathering runs larger. The US House moves with the calendar and the cities our members are in.

Both are chosen for the same reason: enough space that nobody feels crowded, and enough intimacy that nobody can hide.

For members, the Houses become a physical extension of the club rather than a destination on a calendar.

The House stops being a trip and becomes part of your year.


A non member can enquire about a stay and have a very good few days. A member gets something structurally different, because we are no longer planning one visit. We are planning a year.

That changes what we can do for you. We know which markets you are trying to enter, which raise you are running and which relationship has stalled, so we can hold a seat for you at the stay where the person who solves it is already coming. We can put you in the overseas House in spring and the US House in autumn and make those two stays build on each other. We can call you on a Tuesday because something has opened up on Friday and you are the right person for it.

Members also stop being only a guest. You can host at the House under the Untapped name, bring people into this world who you think belong here, and shape who is in the room alongside you. Over a few years that compounds into something no individual booking can buy: a network that already knows you, in houses you have stayed in before, in cities you now have a reason to return to.

Members are allocated before any enquiry is considered, across stays, retreats, masterminds and the last minute weekends that come up with little notice.

A pathway is a year, not a booking. Most members are in a House more than once, and we plan those stays so each one builds on the last.

Focused stays built around a single question, with the people who can actually answer it in the room. Smaller, quieter and often the most valuable days of a member's year.

Members host under the Untapped name, propose who should be invited and help decide where the House goes next. You stop attending the club and start building it.

All access to the Houses is subject to availability, suitability, scheduling and membership pathway.
